我很榮幸以榮譽法律顧問的身份來到美金花園參加這個會議和大家一起討論物業管理的問題。這晚的上座率很高，超過80個業主和居民來聽我的諮詢發言。在會議之前，我收到了居民羅列出的問題清單，例如業委會的權利義務、如果物管工作不夠令人滿意業主可以有什麼方法處理、如何更換物管、業委會會議應該怎樣開展、大廈翻新應該如何申請報批等等。
按原本的安排，討論大概是1個小時，但我的介紹發言足足講了1小時15分鐘，然後接著的問答環節佔了15分鐘。會議的過程裡面，大家都聽得很細緻亦不時會給我報以掌聲，看來這次的會議達到了預期的成果以及成效。
我盡量以一種生活化、幽默化的語氣進行我的演說，免得大家覺得我悶。於是激發起居民極大的興趣，他們開始很積極地問我各種法律上的問題，對此我亦很高興地盡力一一作答。會議結束我們離開的時候，我和隨行的工作人員都被重重掌聲所包圍。
同時我也想向我的實習律師和助理犧牲個人時間陪我參加這項有意義的活動而報以衷心的感謝。希望他們會從中找到樂趣和能夠為己所用的有用經驗。
Attending a meeting in Mayfair Garden as a legal consultant
It was my honour to be the honorary legal consultant of Mayfair Garden. I was invited to join their meeting tonight to discuss issues about estate management. The event had a good turnout rate with over 80 owners and residents who came to listen to my consultation. Before the meeting, I was shown a list of questions covering various issues such as what were the rights and obligations imposed on the owners’ committee? What can the owners do if the managers performed unsatisfactorily? How can the managers be removed? How to convene an owners’ meeting? How to consider and approved a renovation project? etc.
Originally, the discussion should have lasted for 1 hour only but my presentation over run 15 minutes which was followed by another 15 minutes of a Q&A session. The audience was attentive and active applauding often during the meeting which reflected that the event was fruitful and successful.
I also made my explanation as lively and interesting as possible, and of course I did not bore them by using monotone. My explanation had stimulated the residents with great enthusiasm and they were keen to ask various legal questions for which I was pleased to answer each and every one of the questions with my best endeavor. Just before I left, they applauded me and my team members.
I would also express my heartfelt thanks to my trainee and PA for they had sacrificed their personal time in accompanying me to attend this meaningful event. Hopefully, they found this to be an interesting and educational experience.
